Transforming an Aging 1973 Structure into a Modern, Inspired Facility
Completed amidst an active airport, this expansion and renovation is key in helping SEA achieve its ambitious goal to become a 5-star airport.

The N Concourse Modernization was a major component at SEA to consolidate Alaska Air operations to the N Concourse. The project added an upper level mezzanine and new rooftop Alaska Airlines N Concourse Lounge and increased the number of aircraft gates from 16 to 20. The baggage handling system, elevators and stairs were extensively refurbished. The entire existing building was renovated, including architectural, seismic and other structural upgrades, and all mechanical, electrical, plumbing, lighting, data, vertical circulation (new escalators and elevators) communications, security, and aircraft support systems (e.g. 400 Hz, pre-conditioned air, eGSE and GSE parking positions, and hydrant fueling systems). All of this was completed within a 24/7 operating airport.

Phase 1 was comprised of building and commissioning the new building, including three early works packages. Phase 2 focused on remodeling and commissioning the existing facility. Close coordination with a large project team was necessary for all work, including planning around very limited shutdown windows. VECA completed all building electrical, communications, fire alarm, security, and BHS electrical—including conveyor power and control systems.

Completed under budget and three months ahead of schedule, thanks to intense collaboration with the contractor and full project team.

Leveraging the collaborative EC/CM delivery model

VECA engaged early to provide constructability and cost input on design alternates. This input assisted the design team in making best-value decisions within an aggressive schedule.

Careful coordination to limit disruptions

Using our team’s extensive airport experience, we helped coordinate multiple short-duration shutdowns that minimized operational impacts to the terminal and maintained a positive passenger experience.

Reducing congestion onsite with substantial prefabrication

Offsite prefabrication, assembly, and enhanced material kitting helped keep the schedule on track and reduced congestion on a crowded site.
